You’ve had your offer accepted, you’ve decided it’s the place for you, and then you drive past one night just for another look and decide it is the wrong house for you.
As long as you have not exchanged (in England and Wales) then you are free to pull out at any point without having to give a reason.
If you’re wimping out, then email the estate agent. They might ring and ask why, or they might accept your decision without question.
Remember if you have instructed a solicitor or a surveyor there may be charges attached to that.
I have heard of estate agents asking for non-refundable deposits to stop people pulling out of chains. Just say no to these though!

24 7 Estate Agents

Online estate agents 24 7 Estate Agents offer a complete service selling your property online. The fee is a fixed fee and you decide whether you want to pay up front or after the sale – the price varies accordingly.
It’s certainly worth a look – although at the moment it has very few properties for sale. I’ll be coming back and looking in a few months so see how it’s getting on though!
The properties for sale will feature on several well known big property portals such as Zoopla, Homes 24, Up My Street, Virgin Media, Yahoo Property, MSN Property and Property Live.
You do all your own viewings but feedback is managed via the online control panel which makes it easy for you to see what’s going on with your property sale at your convenience.
They’re based in Chelmsford and Maldon but they come to you to measure and take photos of your property.

Slade Hall
Slade Hall (anciently Milkwall Slade) is Grade II* listed mansion located on Slade Lane in Longsight,
Parts of the structure date back to around 1160, though much rebuilding took place in 1585
Stunningly old property.

Not very good pics though – we think this is the house sign

Tiny apartment, many rooms
This tiny apartment can be transformed into different rooms. It’s an interest design but I’m not sure I’d want to live there!

House with a view…
This house has been for sale for some time. I suspect it needs a very special buyer. The views are incredible all around it.
It has opposite it:
the gasometer
a fire station
a cemetry
It’s just down the road from the Manchester city stadium, and the other way goes to the abatoir.
Strangely enough it doesn’t have a link to google street view! Why? Because it might put people off perhaps? What a strange idea though – people will be really put off when they turn up in real life and see how close to everything you are.

I’m sure some people might like being so close to .. erm. … amenities… But I wouldn’t!

Home Alone House for sale
Loved the Home Alone films? The house is for sale – ‘Home Alone’ house in Winnetka for sale for $2.4M
Do it yourself house sales
Near me there’s been a house being built for about 4 years. It’s a detached house and they seem to have finally grasped the idea that they need to finish it. There’s a set of new builds built very close to it – started and finished during the time this house has been stood waiting for someone to finish it!
Are they selling it through an estate agent?
No. They’ve gone the DIY route. Not bothering with a sale board – just a sign in the window.
I spose they don’t want to waste any of their profit bothering with estate agents fees.
If you want to buy a 4 bedroom detached in New Moston then let me know and I’ll pass on the number.
